The Community Opportunity Mortgage is a program designed to help homebuyers get the funding they need to buy a home.

  • First-time homebuyers are eligible
  • Private Mortgage Insurance isn't required
  • Maximum income guidelines apply
  • Only $500 required from borrower on 100% LTV loans

The Community Opportunity Mortgage is available in the following states: Arizona, California, Colorado, Florida, Georgia, Hawaii, Kansas, Maryland, Missouri, North Carolina, Nebraska, New Mexico, Nevada, Oklahoma, Oregon, South Carolina, Tennessee, Texas, Virginia, Washington, Wisconsin and West Virginia.

You must meet the following requirements to qualify for the Community Opportunity Mortgage:

  • Minimum 660 credit score for 100% loan-to-value ratio
  • Minimum 640 credit score for 97% loan-to-value-ratio
  • 45% debt-to-income ratio
  • 2 months of payment reserves (principal and interest, taxes and insurance)

You need a 640 credit score to qualify for this mortgage opportunity.

Income limits apply based on the location of the property being purchased, median area income levels and whether you're a first-time homebuyer. Please consult a loan officer for more details.

The Community Opportunity Mortgage requires 2 years of continuous full-time employment and income. College or technical education in a career field may be substituted for 1 year of employment. Gaps in employment greater than 30 days must be addressed.
